The Green Collective
Case Study
Green Collective, formed by a group of technocrats, not from the real estate and AEC background, wanted to setup a series of villa communities which stood on the principles of organic agriculture, mutual cooperation, environment friendly practices, and sustainable living. At the same time, they wanted the communities to be luxurious, and also to have enough villas to make the community viable. They had already acquired a large parcel of land and had worked with multiple architects previously, but the overall elements of the masterplan and financial structure were not in place. Because of this, there was no clear way forward in terms of how the overall design brief was going to be executed, and financial structure was not finalized.

BuildNext worked with the core team at Green Collective to structure the design brief and arrive at a masterplan, financial plan/ budgeting, and a detailed engineering structure including the electrical, water supply, and other layouts. Instead of conventional practices of cutting and filling the land to create plots and then build on them, team at BuildNext was able to generate a masterplan and villa formats that would be completely aligned with the existing contours of the land.
This not only reduced the overall cost of development plan of the first community, but also created unique features which could increase the sale-ability of the villas, and which would create enough premiums in the later stages of the development to create overall financial viability. It was also taken care to ensure that the formats are repeatable and transferable into other contours, by creating versions of the layouts for flat, moderately steep, and extremely steep contours.
We were also able to develop unique cost-effective amenities in the community by making use of the existing contours well, again increasing premiums in the community without adding too much to the cost base. Again, these amenities could be replicated without much change into newer communities, following the same pattern as in the first community.
Further, the villa layouts were customisable to a high degree while following the same basic structure and external appearance so as to suit individual requirements, and was structured in a way that every single villa got an un-obstructed view of the sunset. Villa plans were also adapted to flat, moderate steep contours, and extremely steep contours. Each villa would have direct view into the farmland and there was customisability in terms of the spec options so as to suit budgets, again while maintaining the external appearance to the common standards.


The different layout and spec options helps Green Collective to align the product to customers in a wider price band, hence lowering the overall CAC, and contributing to overall project viability. Green Collective can offer a very enticing total price for the luxurious villa, but without having to really spend too much of additional amounts towards construction, and thereby create a pool of funds for common amenities development and hence create overall viability in the project.
Green Collective is a good example of how BuildNext platform was used to create unique and complex offering, in a way that could be replicated into other communities by the brand in the future. BuildNext was able to combine real estate financials to architecture/PMC so as to create a unique offering for a new brand creation.
